After nearly three decades of lawsuits, neighbor feuds, and headline-grabbing antics, a once-vacant parcel on a private Beverly Farms beach is finally hitting the market with a newly built luxury estate.

Nearly two dozen lawsuits kept the 1.83-acre site frozen in time while the rest of the Beverly Farms coastline filled with high-end homes.
Once the property changed hands, that was the end of that chapter for the property, said Gina Marrocco, real estate agent with The Marrocco Group, who is listing the house for sale.
Now, for the first time in more than 30 years, the land that was once a sand pit has been developed. The Marrocco Group at Coldwell Banker Realty has listed the 12,000-square-foot home at 63 West St. for close to $18 million.


The estate features more than 200 feet of privately owned beach, a home theater, a professional-grade gym, a sauna, a golf simulator, and a deep-water mooring.
It also has several entertaining spaces both inside and out, including a first-floor lounge, second-floor terraces, and private balconies. There’s an in-ground pool, outdoor kitchen, and fire pit.
“Every detail has been carefully considered,” said Marrocco. “It has a warm, inviting feel yet offers an incredible sense of scale, with thoughtfully designed spaces for both everyday living and elevated entertaining.”
In 1992, Evan Wile bought the lot at auction for $335,000, with dreams of building his family’s dream home, Boston Globe Magazine previously reported. However, his neighbor, who still lives there, quickly stopped him in his tracks, blocking every attempt Wile made to obtain a building permit for the land.
In January 2020, a judge ruled in favor of Wile, saying the lot is buildable, paving the way for a developer to obtain a building permit for the lot. Ligation continued for a bit, but by the beginning of 2022, the land court dismissed them.

According to land records, Wiles sold the property to Melanson Development for $4,787,500 in October of 2024.
While it’s actively on the market, construction is still underway, with the real estate agents giving an estimated completion date of June 2026.
Marrocco said it is rare for a newly built home in this prestigious neighborhood to hit the market.
“This is truly a one-of-a-kind offering,” said Marrocco. “While there are larger homes in the area, they tend to be historic. Opportunities like this where scale, setting, and brand-new construction come together are exceptionally rare.”
As the cabinets, hardwood floors, and tile begin to get installed, Morocco said, “It’s been very cool to see this property come to life.”
